Job Summary:
The Senior QA Inspector is responsible for conducting comprehensive defect inspections on completed renovation projects and residential properties, ensuring quality standards are met prior to client handover. The role involves identifying, documenting, and reporting defects, coordinating rectification works, and maintaining compliance with industry quality standards and internal SOPs. Regular travel between Malaysia and Singapore is required.
Key Responsibilities:
- Conduct systematic room-by-room defect inspections on completed renovation projects (internal) and newly completed or resale units (external clients).
- Use specialised tools to identify and document defects.
- Perform tile-tapping tests, electrical socket testing, door/window alignment checks, and structural crack analysis.
- Mark defect locations physically with colour-coded stickers for client/contractor reference.
- Photograph each defect with high-resolution images, noting location measurement, and severity classification (critical / moderate / cosmetic).
- Record all findings in a structured defect log.
- Prepare professional defect reports within 24–48 hours of inspection, including executive summary, photo-backed defect table, and BCA/CONQUAS references where applicable. Provide a verbal walk-through of major findings to clients on-site when required.
- Liaise with project designers, contractors, and property agents to coordinate inspection schedules and defect rectification follow-ups.
- For internal projects, work with the design team to ensure all critical defects are rectified before final client handover.
- Adhere strictly to the department’s Standard Operating Procedures (SOP) and inspection checklists.
- The role may reasonably include other operational, administrative, or ad-hoc tasks as directed by management to support the department.
- Regular travel in between Singapore, Kuala Lumpur and Johor Bahru (multiple times per week) is required for on-site inspections.
Requirements:
- Diploma or Bachelor’s Degree in Building Construction, Civil Engineering, Building Surveying, Construction Management, Architecture, Interior Design, or a related field.
- Minimum 3 years and above of experience in building inspection, QA/QC, defect assessment, construction, or renovation projects.
- Knowledge of common building defects, construction methods, and interior finishing works.
- Familiarity with BCA, CONQUAS, and/or QLASSIC standards is an advantage.
- Able to read and interpret construction drawings and specifications.
- Proficient in Microsoft Office applications.
- Strong attention to detail, problem-solving, and reporting skills.
- Trilingual proficiency in English, Mandarin, and Bahasa Malaysia (spoken and written).
- Possess a valid passport and be willing to travel frequently between Malaysia and Singapore.
- Possess a valid driving licence and own transportation.
